- Blow down boilers daily to remove impurities from the boilers to the drains. For more exacting standards, have your water tested annually for solid content and create a blow down regimen based on the test results;
- Use the annual water sample test to treat your boiler make-up water (frequency depends upon the test results) to prevent corrosion and deposits in the boiler which leads to poor heat transfer and reduces the boiler's efficiency;
- Per the manufacturer's requirements, it is imperative to lubricate the equipment, especially the bearings and seals: These parts are very costly to replace and wear out or break down due to lack of lubrication;
- Clean the heat exchanger coils yearly in dry cleaning machines and water process chillers (internal acid cleaning of refrigerant heat exchanger);

- Change the oil in air compressors per the manufacturer's requirements. Consider using 100% synthetic oil which breaks down less with use for better protection; and
- Automatic oilers are an absolute must on any pneumatically operated equipment. These keep all pneumatic valves lubricated for proper operation as well as protect the valve seals.
